Key site attributes

We’re always looking for properties that match our energy and focus – ready for retail, optimized for fueling, and built for long-term growth.

Property details

We're interested in properties that are at least 1 acre, but ideally 1.5+ acres, in size. We prefer 200+ feet of frontage, positioned on the far corners of signalized intersections, and seek a minimum of 4,800+ buildable square feet. Properties should also have 30+ parking spaces inclusive of EV.

Demographics and traffic

Properties with substantial population density or commuter access are preferred. Traffic must be at least 15,000 VPD.

Fuel offering

Ideal properties will be zoned for retail gasoline use by right. They'll also have at least 8 MPDs and, depending on site size and commuter characteristics, 2 high-speed diesel fueling positions (3-5 preferred).
